Safe booking with Poolincluded

  • The prices and availability are continuously updated. If a desired period has no availability and prices, please feel free to contact us and we will gladly request the prices for you
  • As soon as you book, you will receive a confirmation by e-mail. You will receive information about the payment in the confirmation email. We will then keep you informed of the correct documentation for your holiday. After you have made the full payment, you will receive the voucher with, among other things, the address of the holiday home and the direct contact details of the home owner no later than two weeks before arrival at the holiday home.

The best price guarantee 

  • The holiday homes on Poolincluded have the best and lowest prices. If you have seen a lower price elsewhere, we will compensate this
  • Our prices are all-in prices. This means that the additional costs such as energy, cleaning and bed linen are included in the rent. Exceptions are clearly stated on the website during and then also visible on the confirmation of your booking
  • Price changes of pre-ordered services and local taxes or duties are at your own expense. Think of bicycle rental, tourist tax or environmental taxes
  • All prices include VAT.

The payments

During the entire booking process on the website, you can see at a glance what and when you pay. As soon as you make a final booking you will receive a confirmation by mail. If something is not correct on the confirmation, we ask you to contact us. The following payment terms apply to all our holiday homes. Any exceptions will be visible on the website of the relevant holiday home.

  • If you are longer than 8 weeks before arrival the following payment terms apply:
    – You pay when booking 30% of the entire travel sum
    – At the latest 8 weeks before arrival you pay the other 70% of the entire travel sum + the other costs such as damage insurance
  • If you book within 8 weeks before arrival, you pay the full travel sum immediately.

Other payment terms:

  • If you forget to pay, we will first send you a reminder. If you still do not pay on time, we will proceed to cancel. We always report this in advance
  • If you pay with a credit card, the money is immediately debited at the time of payment.

Reflection time 

  • Have you changed your mind? Within 24 hours you can cancel or change the booking at no extra cost. We ensure that you get a new reservation or your money back.


Canceling your holiday is always annoying, for whatever reason. The rules below clarify which part of the travel sum you are obliged to pay. Our advice: take out cancellation insurance and the part you have to pay will be reimbursed, provided you have a valid reason such as illness or dismissal.

  • In case of cancellation outside 30 days before arrival you can book the holiday cancel free of charge and you will receive the entire amount back to your account
  • In case of cancellation within 30 days you owe us before arrival (this will be reimbursed by the cancellation insurance):
    – within 29 days and 15 days before arrival, you owe 85% of the travel sum + booking costs. You will be refunded the remaining 15% of the travel sum,
  • From 14 days before arrival you owe 100% of the travel sum + booking costs. This is equal to the amount you paid
  • Cancellation during the stay: with a cancellation insurance you are entitled to partial reimbursement (for the part that you cannot stay). Early departure without notification or consultation does not entitle you to compensation. As soon as you have cancelled, we will send you the invoice with the amount you owe, which you can submit to the insurance company. If you have a cancellation insurance through us, we will be happy to arrange this for you quickly!


  • The holiday homes are all maintained in good condition. Does something seem to be wrong with it? Then we will of course do everything we can to solve it. We always follow the law. Unless we think that's not enough: then we do more and follow our own compass.
  • In case of changes (or improvements), we will inform you immediately.
  • If any inconvenience arises, we will offer you reasonable compensation.
  • If an accommodation is not available or cannot be used, you will be offered an equivalent or better alternative. Everything for a pleasant stay.
  • In extreme cases, we will refund your money, but never more than the paid travel sum.
  • Even in the event of force majeure, we will still try to accommodate you, always in good consultation and in all reasonableness.
